NHS & Key Worker Mortgages
Working shifts or earning overtime? Learn how lenders assess NHS and key worker income, then compare mortgage options for your deposit and circumstances. No particular rate or borrowing amount is guaranteed by your job title.
How mortgages work for NHS staff and key workers
NHS employment or another public-service role does not automatically qualify you for a separate mortgage or a higher income multiple. Eligibility depends on the lender, your income evidence, deposit, credit history and regular commitments. Some lenders may have policies or products suited to particular professions, but terms and availability vary.
Who can apply?
Nurses, doctors, healthcare assistants and other NHS staff can apply for mainstream mortgages. Teachers, police officers and other key workers can too. Permanent, fixed-term, agency and newly qualified applicants may face different evidence requirements; there is no single definition of “key worker” used by every lender.
What income counts?
Basic pay is usually the starting point. A lender may also consider regular overtime, unsocial-hours enhancements, on-call pay or bank shifts, often using an average over several months. Variable or agency income may need a longer track record and may not be counted in full.
Deposit and affordability
The deposit affects the loan-to-value ratio and which rates you may be offered. Lenders also look at debts, childcare, living costs and whether repayments remain affordable if rates rise. Key worker status alone does not replace these checks.
Preparing for a mortgage application
Gather recent payslips showing basic pay and enhancements, a contract or employment letter, and evidence of any regular bank or agency shifts. If you have recently changed roles or are on a fixed-term contract, ask how each lender treats your employment history before relying on an affordability estimate.
Compare total mortgage costs
Compare the total cost of a mortgage, not just the initial rate: product fees, the length of the deal and any early repayment charges all matter. Displayed products are not a guarantee of eligibility.
